The Process

Sealcoating is a type of preventative maintenance that reduces repairs and replacement costs and maximizes your pavement’s lifespan. These are the steps we follow for every sealcoating service.

Prepare

We remove any debris or other obstructions from the surface and clean it to make sure the sealcoat material applies correctly. We also repair any damaged areas, such as cracks and potholes.

Edge and Tape

We seal off any areas that don’t need sealcoat treatment using tape or other materials.

Apply the Sealcoat

We apply the sealcoat material, which is often coal-tar-based or asphalt-based. Depending on the type and size of your pavement, we’ll either apply the sealcoat using a spray or squeegee system.

Coat Application

We apply a sealant layer on top of the sealcoat material to ensure proper adhesion and create a smooth surface. Depending on the manufacturer’s recommendation, we’ll apply a layer that’s anywhere between 1/16 and 1/8 of an inch thick.

Dry and Cure

We let the sealcoat dry and cure for 12 to 36 hours.

Striping and Markings

We apply new lane markings, parking lines, and more once the curing period is over.
